Mold Questions

  • What is mold and why is it a problem in South Florida?

Mold is a type of fungus that thrives in damp, humid environments, making South Florida's climate a perfect breeding ground. When mold grows indoors, it can damage building materials and release spores into the air, which may cause health issues and allergic reactions in sensitive individuals.

  • How can I tell if I have a mold problem?

Common signs include a musty odor, visible discoloration on walls or ceilings, and persistent allergy-like symptoms that improve when you leave the property. Since mold can hide within walls or under floors, a professional inspection is the only way to be certain.

  • Is all mold dangerous?

While not all mold is toxic, any type of indoor mold growth can potentially cause health problems and should be addressed. Certain molds, like Stachybotrys (black mold), are known for producing mycotoxins that can lead to more serious health concerns.

  • Can I clean up a small amount of mold myself?

For very small, non-recurring patches of surface mold (less than 10 square feet) on non-porous surfaces, you might be able to clean it yourself. However, if the mold comes back, is widespread, or you suspect it's linked to a moisture problem, professional assessment is crucial to address the underlying cause.

Inspection & Testing Process

  • What happens during a professional mold inspection?

A certified inspector will conduct a thorough visual assessment of your property, looking for signs of water damage and mold growth. We use specialized tools like moisture meters and thermal imaging cameras to detect hidden moisture that could support mold. If needed, air and surface samples are collected for laboratory analysis.

  • When is mold testing necessary?

Mold testing is recommended if you smell a musty odor but see no visible mold, have had recent water damage, are purchasing a new property, or need to verify that a remediation was successful. Testing provides scientific proof of a mold problem and identifies the types and concentrations of mold present.

  • What is the difference between an air sample and a surface sample?

Air sampling measures the concentration of mold spores in your indoor air, helping determine if there is an elevated airborne issue. Surface sampling involves taking a swab or tape lift from a visible growth to identify the specific type of mold.

  • How long does it take to get test results?

After samples are collected and sent to an accredited laboratory, you can typically expect to receive a detailed report within 2-3 business days.

Services & Next Steps

  • Do you perform mold removal (remediation)?

As an independent inspection and testing company, we do not perform remediation. This ensures our assessment is completely unbiased. We provide a detailed remediation protocol—a step-by-step guide—that you can give to a remediation company of your choice to ensure the job is done correctly.

  • What is post-remediation verification?

Also known as clearance testing, this is a crucial final step. After a remediation company has finished their work, we return to perform a follow-up inspection and testing to verify that the mold has been successfully removed and the area is safe.

  • How much does a mold inspection cost in South Florida?

The cost varies depending on the size of the property and the number of samples required. We provide transparent pricing and will discuss all costs with you before beginning any work.
